RentFlow Terms and Conditions
By accessing or using the RentFlow website, platform, or services, you (“you”, “Tenant”, or “User”) agree to be bound by these Terms and Conditions (“Terms”). If you do not agree, you must not use RentFlow.
1. Eligibility
You must:
Be at least 18 years old
Be authorized to act on behalf of, and enter into binding agreements for, a legal, registered business entity (such as a corporation, limited liability company, or partnership) that is duly organized, registered, and in good standing under applicable law
Not be using RentFlow in your individual capacity as a consumer or for any personal, family, or household purpose
Provide accurate and truthful information
Pass identity, business verification (KYB/KYC), and creditworthiness checks
RentFlow is a commercial service only. Our products are offered solely to business entities for commercial purposes and are not available for consumer, personal, family, or household use.
As part of business verification, you agree to provide your business’s Employer Identification Number (EIN) and any other documentation we reasonably require to confirm your commercial status.
To assess creditworthiness, RentFlow may collect your business banking information using third-party services such as Plaid. By using our services, you authorize us to retrieve and analyze your banking data securely. No soft or hard credit pulls will be performed, and your credit score will not be affected by our assessment process.
2. Accuracy of User Information
You (the User) agree to provide only true, accurate, current, and complete information about yourself, your business, and your landlord or property manager. You must not misrepresent your identity, financial condition, or any other details required to use RentFlow. You further agree to keep all account information up to date.
2A. Address Information
The address provided to RentFlow must be the user’s commercial business location and not a personal residence or any other address. Each distinct business location with its own rent payment agreement must correspond to a separate RentFlow application and subscription fee. A single application cannot cover multiple locations, including separate suites within the same building if different rent amounts apply.
Failure to comply may result in rejection of the application, suspension of any active subscription, and immediate repayment of any outstanding balance to RentFlow.
2B. Rent Information
The rent amount and any other charges provided by the user during sign-up must exactly match those stated in the lease agreement. Any discrepancy will prevent the application from proceeding.

2C. Commercial Location Information
The commercial address provided during sign-up must exactly match the address stated in the lease agreement. The applicant must be the current occupant of the business premises listed in the application at the time of enrollment. If approved, the applicant is required to maintain active occupancy of the premises for the full duration of their RentFlow subscription.
Failure to comply may result in rejection of the application, suspension of any active subscription, and immediate repayment of any outstanding balance to RentFlow.
3. Rent Advance Program
Upon approval, RentFlow will, on your business’s behalf, advance funds to your landlord solely to pay your commercial rent. Each advance is limited to the amount of rent due for the applicable period and must be repaid by your business under the installment schedule you select. Advances are not revolving and may not be used for any other purpose.
3A. Payment Flow Agreement
Upon approval of a user into RentFlow’s program, the following payment flow applies:
Installment Structure
The user’s monthly rent is divided into either 2 or 4 installments, depending on the user's selected payment schedule.
Rent Advance
RentFlow determines a rent advance rate between 25% and 75% of the rent amount based on the user’s financial profile.
The user’s first installment equals the rent amount minus the RentFlow rent advance.
Initial Payment and Landlord Funding
On the first day of the month, RentFlow debits the user’s designated payment account for the first installment.
Once received, RentFlow combines this installment with the rent advance to fund and initiate full rent payment to the landlord on the user's behalf, on the same or next business day, subject to payment timing and landlord payment method.
Remaining Balance
The outstanding balance is repaid automatically by the user according to the chosen schedule:
2X schedule: one additional installment mid-month.
4X schedule: three equal installments, each one week apart during the remainder of the month.
All payment dates and amounts are set by RentFlow in accordance with the selected schedule and automatically debited from the user’s account.
3B. PERSONAL GUARANTEE
By accepting these Terms, the individual click-signing on behalf of the Applicant business (“Guarantor”) PERSONALLY AND UNCONDITIONALLY GUARANTEES the full and prompt payment and performance of all present and future obligations of the Applicant to RentFlow. RentFlow may pursue the Guarantor without first seeking payment from the Applicant. This is a continuing, irrevocable guarantee governed by and construed in accordance with the laws of the State of Delaware. The Guarantor consents to the jurisdiction of the state and federal courts located in Delaware and of any other court of competent jurisdiction as provided in Section 16.
3C. Approval Validity, Activation Timing & Re-Assessment Requirements
3C.1 Month-Specific Approval
All approvals issued by RentFlow are valid only for the month in which the User is approved, or for the immediately following month if the approval is issued after the 7th day of the current month. An approval does not guarantee eligibility for any later month.
3C.2 Required Activation Window
If approved, the User must begin their RentFlow plan in the same calendar month in which approval is issued, or no later than the immediately following month if the approval is issued after the 7th day of the current month.
If the User does not activate their plan within this window, the approval may expire.
3C.3 Mandatory Re-Assessment for Delayed Activation
If a User requests to activate a plan after their approval month or the immediate next month, RentFlow will treat the request as a new application and will conduct a full eligibility and financial re-assessment.
3C.4 Right to Decline Activation Due to Changed Financial Conditions
Eligibility is determined based on the User’s financial profile at the time of assessment. If the User’s financial condition, bank balances, revenue, or risk profile has changed since the original approval month, RentFlow, at its sole discretion, may decline the activation request—even if the User was previously approved.
3C.5 No Obligation to Honor Expired Approvals
RentFlow is not obligated to honor or reactivate prior approvals if the User’s financial or risk profile no longer meets RentFlow’s eligibility criteria.
The User acknowledges that approval is not a guarantee of future eligibility, and that RentFlow’s decisions are based on current, up to date financial data.
3C.6 Responsibility for Timely Activation
The User is solely responsible for initiating their plan on time. RentFlow will not be liable for any missed activation, changes in eligibility, or rental obligations incurred as a result of the User’s delay.
4. Membership Fee & Charges
RentFlow charges a monthly membership fee for access to the platform and all payment services. This fee is billed automatically each month and renews unless canceled prior to the next billing cycle.
The membership fee and any other charges are subject to change. You will be notified of any updates prior to the beginning of the following month.
5. Payment Terms
Transaction fees apply to all rent payments made through RentFlow. Additional fees may apply depending on the selected method of payment. All applicable fees will be disclosed prior to confirmation.
Standard Installment Plans
Your first installment must be paid to RentFlow before we disburse rent to your landlord.
Future installments will be auto-debited as per the agreed schedule.
All applicable fees will be disclosed before activation.
Payment Splitting
If you (the User) choose to split your rent payment across multiple funding sources or accounts, additional processing fees may apply. These fees will be disclosed before confirmation and are borne by the tenant.
Autopay Enrollment and Cancellation
For any active Rent Payment Plan (rent‑splitting plan) in a given calendar month, you are automatically enrolled in autopay for all installments due to RentFlow during that month. Autopay enrollment is automatic for that month at 12:00 a.m. ET on the 1st day of the month.
If you participate in a recurring month‑over‑month payment plan, you may cancel autopay for the subsequent month by submitting notice through your RentFlow dashboard no later than 11:59 p.m. (local time) on the final calendar day of the current month. Upon cancellation, you will be responsible for paying rent directly to your landlord and for settling any outstanding balance owed to RentFlow.
Plaid Connection
The payment account designated by the Tenant for use with RentFlow must remain continuously connected to RentFlow via Plaid for the entire duration of the Tenant’s subscription. Disconnection of the Plaid account at any time shall constitute a breach of these Terms. If such disconnection occurs after RentFlow has advanced rent payments to the Tenant’s landlord, the Tenant shall be required to immediately settle the full outstanding balance owed to RentFlow.
Business Bank Account Requirement
All bank accounts, debit cards, and credit cards used in connection with RentFlow (including for approvals, repayments, landlord payments, and fees) must be used primarily for bona fide business purposes and must not be used to obtain financing for personal, family, or household expenses from RentFlow. By connecting any account or payment method to RentFlow, you represent and warrant that it is used for business purposes and not primarily for personal use.
If RentFlow determines that you have connected or used a strictly personal account or used RentFlow to finance personal, family, or household expenses, RentFlow may, at its sole discretion, immediately suspend or terminate your access to the platform and demand immediate repayment of any outstanding balance.
6. Credit Line Discretion and Adjustments
We reserve the right, at our sole discretion, to determine the amount of credit line unlocked for each user. While the maximum eligible credit line may be up to 75% of the user's monthly commercial rent amount, the actual credit line granted may be lower based on our assessment of the user's submitted financial statements and rent payment history.
If the user's scheduled auto-payments to us are successfully processed without bouncing for one or more consecutive months, as determined by our ongoing review of the user's repayment behavior, we may gradually increase the credit line, up to the maximum eligible amount.
7. RentFlow Payment to Landlords
RentFlow may pay landlords via ACH, check, or rent payment platform. RentFlow will send rent directly to your landlord’s account — the same account you previously used to pay them. RentFlow will pay your landlord with the delivery method of your choice, for example, mailing a physical check if that was your historical practice.
RentFlow will initiate the landlord payment immediately after you (the User) have paid your first installment to RentFlow for that month.
RentFlow’s obligation is limited to initiating the payment to your landlord on your behalf; we are not liable for delivery delays, losses, rejections, or errors attributable to postal or courier services, payment processors, or the landlord’s financial institution. If RentFlow is unable to fulfill the requested payment method, we will inform you promptly, and you remain responsible for ensuring that the rent reaches the landlord by the contractual due date.
The payment method provided to RentFlow for landlord payments must belong solely to the landlord. Providing any other payment information for landlord payments, including the user’s own, constitutes a breach of these Terms. Such a breach may result in immediate termination of the subscription, and RentFlow reserves the right to demand immediate repayment of any outstanding balance.
Landlord Payment Address
If your landlord’s address listed in your lease agreement is a P.O. Box, RentFlow cannot deliver your rent checks there on your behalf; in that case only, you may provide an alternative delivery address (either another valid landlord address or your own). If the lease address is not a P.O. Box, the rent check delivery address provided must be the landlord’s actual address. Any deviation may result in termination of your subscription and immediate repayment of any outstanding balance.
8. Landlord Acknowledgement & Direct Communication Authority
You (the User) authorize RentFlow to issue payments to your landlord on your behalf. No formal confirmation is required from the landlord for RentFlow to begin services. Once you enroll in any Rent Payment Plan with RentFlow, you expressly authorize RentFlow to communicate directly with your landlord or property manager for any purpose reasonably related to the administration of your plan, including but not limited to payment confirmations, account‑status updates, default notices, reconciliation inquiries, and marketing communications.
9. Late Payments
If caused by you (the User): Failed-Payment & Suspension Terms
First Failed Autopay
1.1 If an autopay attempt fails, no immediate fee will be assessed.
1.2 The User has until 11:00 AM EST the following day to manually initiate payment of the missed installment via ACH, debit card, or credit card.
Second Attempt & Initial Fees
2.1 If the User fails to initiate payment by 11:00 AM EST the following day, a non-refundable $15 Processing Fee will be assessed.
2.2 RentFlow will automatically retry the missed installment at 11:00 AM EST that same day.
2.3 If the User fails to initiate payment by 11:00 AM EST the following day, a Late Fee equal to 5% of the missed installment amount will apply, with a minimum of $15.
2.4 RentFlow will automatically retry the missed installment at 11:00 AM EST that same day.
2.5 RentFlow will automatically retry the missed installment at 11:00 AM EST each day until the end of the month.
Escalating Late Fees & Suspension
3.1 If the User continues to fail to pay, an additional Late Fee equal to 10% of the missed installment amount will be assessed every five (5) days, up to a maximum cumulative Late Fee of 30% of the missed installment amount.
3.2 In the event of repeated failed payments, RentFlow reserves the right at any time to:
Suspend the User’s access to all RentFlow payment plans (installment-based and revenue-based) for the current and/or following calendar month;
Extend such suspension indefinitely until the overdue balance is paid in full, and beyond that period at RentFlow’s sole discretion, depending on the User’s repayment history and overall account standing.
First Scheduled Monthly Autopay
If first scheduled monthly autopay fails before RentFlow advanced the User's full rent to the User's landlord, the steps below apply:
1.0 On the first day of the month, RentFlow attempts to debit the user’s designated payment account for the first installment.
1.1 If this first scheduled autopay attempt fails, no failed payment fee will be charged.
1.2 In the event of a failed attempt, the landlord will not receive payment until the withdrawal is successful.
1.3 RentFlow will automatically retry the payment daily following the initial failure. No failed payment fee will be charged.
1.4 If payment continues to fail, users on a 4X plan will be automatically switched to a 2X plan on the 2nd of the month at 8:00 PM EST.
1.5 If payment continues to fail, users on a 2X or 4X plan will have their monthly plan suspended entirely on the 7th of the month at 8:00 PM EST.
If the first scheduled monthly autopay fails after RentFlow has advanced the User’s full rent payment to the landlord:
1.0 All late fees described in the section “If Caused by You (the User): Failed Payment & Suspension Terms” apply.
1.1 If the missed installment remains unpaid 48 hours after the initial payment failure date, the User’s RentFlow account will be suspended indefinitely.
1.2 In case of account suspension, RentFlow reserves the right to cancel or reverse any ACH transaction in order to cancel or suspend a landlord payment that remains within the applicable reversal window, or to issue a stop-payment order on any check that has not yet been presented or cashed.
1.3 If the payment failure results in account suspension and the landlord payment is not successfully suspended or canceled, the User remains fully liable to RentFlow for repayment according to the original autopay schedule for that month. RentFlow may continue to debit the User’s connected payment methods, applying all standard payment and late fee terms.
Collection & Information Sharing
4.1 In the event of a failed payment, and prior to involving an external collections agency, RentFlow reserves the right to initiate debits from any bank account, debit card, or credit card the User previously connected to RentFlow in order to be approved or subsequently to approval, regardless of whether it was designated as the User's default payment method to RentFlow.
4.2 RentFlow reserves the right to initiate debits as necessary from any payment method the User connected to RentFlow until the outstanding amount of the failed payment has been recovered. Until the outstanding amount has been recovered, late fees will stack up.
4.3 Any late fees accrued during the period in which the outstanding balance remains unpaid will continue to accumulate and will be automatically debited in full at the time the outstanding amount is recovered.
4.4 If any amount remains overdue by the end of the calendar month in which the failed payment occurred, RentFlow reserves the right to assign or transfer collection of outstanding debts to an external collection agency.
4.5 If it is determined that the User has engaged in fraud, misrepresentation, misconduct or breach of Terms & Conditions in any way, RentFlow reserves the right to refer them to a collections agency sooner than the end of the calendar month in which the failed payment occurred.
4.6 All costs of collection (including agency fees, legal fees, and other related expenses) will be the responsibility of the User.
4.7 RentFlow will share the User’s relevant account and contact information with the collection agency as necessary.
4.8 The User remains responsible for ensuring all business and contact information is kept current to avoid disruption or miscommunication during debt recovery.
Immediate Default in Cases of User Fraud or Misrepresentation
The repayment grace period applies only to Users acting in good faith. If RentFlow determines, in its sole discretion, that a User has engaged in fraud, misrepresentation, or an express refusal to repay, RentFlow may suspend the User’s account and demand immediate repayment without waiting for the expiration of any grace period.
If caused by RentFlow
The User will not be penalized if delays are due to internal system failures such as processing errors, application bugs, or verifiable technical issues within RentFlow’s platform. RentFlow is not responsible for third-party delivery failures, including but not limited to postal delays related to physical checks.
Late Fee Updates
RentFlow reserves the right to modify its Late Fee policy, including applicable amounts, at any time without prior notice. Any such changes will apply only to future missed payments and will not retroactively change fees already incurred.
10. User Payment Method Requirements
RentFlow reserves the right, at its sole discretion, to require that certain applicants, based on a review of their financial statements or other relevant information, use a credit or debit card as their designated payment method to RentFlow, instead of ACH or any other payment methods, as a condition of acceptance and continued participation on the platform.
Failure to comply with this requirement may result in the denial of the application or suspension of access to RentFlow’s services.
Users approved on RentFlow must maintain an active Plaid connection for all bank accounts used during the approval process. Failure to do so will result in account termination.
Disconnection of any account is prohibited unless the account has been permanently closed. If a connected account is closed, the User must provide satisfactory proof of closure. RentFlow reserves the right to re-evaluate the User’s approval status in such cases. Re-evaluation may result in suspension or retroactive cancellation of the approval.
Requests to change the default payment account, whether to another already connected account or to a new account, are subject to RentFlow’s review and approval. During this evaluation period, RentFlow may suspend the User’s account. Approval of such changes is not guaranteed and may be refused at RentFlow’s sole discretion.
Failure to comply with any of these requirements may result in the denial of the application or suspension of access to RentFlow’s services.
11. Retroactive Revocation of Approval and Payment Term modification
RentFlow can monitor a user's financial situation at any time and, based on their financial evolution, revoke approval or re-assess their payment terms on RentFlow.
RentFlow reserves the right, at any time and at its sole discretion, to retroactively revoke any prior approval, including subscription activation and landlord payment commitments, if it is apparent that the User is or will be unable or unwilling to honor their financial commitments to RentFlow, or that the User has engaged in default, missed or anticipated missed payments, fraud, misrepresentation, misconduct, or any other breach of, or unwillingness to comply with, RentFlow’s Terms & Conditions. In such cases, RentFlow may immediately suspend or terminate the User’s subscription, revoke any prior approval, and require repayment of any outstanding balance.
In the event of fraud, misrepresentation, or other prohibited conduct by the User, including breach of our Terms & Conditions, RentFlow reserves the right to suspend or cancel any landlord payment that remains within the applicable window (if the payment was made via ACH), or to issue a stop-payment order on any check that has not yet been presented or cashed. If cancellation is not available, the User remains fully liable to RentFlow for immediate repayment of all amounts advanced. In such cases, RentFlow may suspend the user's account permanently. Any funds already collected from the user during the month of suspension will be refunded if a landlord transaction is cancelled for that month.
If a User’s financial profile changes between the time of approval and the initiation of their payment plan (typically the 1st of the month), RentFlow reserves the right to modify the User’s rent advance rate and payment terms or revoke approval at its sole discretion.
Code of Conduct
Users must engage with RentFlow and its representatives in a professional, respectful, and good-faith manner at all times. Abusive, harassing, threatening, defamatory, or otherwise unprofessional communications directed at RentFlow staff, officers, or affiliates constitute a material breach of this Agreement.
RentFlow reserves the right, at its sole discretion, to suspend or terminate any User account if such conduct occurs. Suspension or termination under this Section may be immediate, without further notice, and shall not limit RentFlow’s rights to pursue additional remedies under this Agreement or applicable law.
12. Prohibited Use & Abuse
You (the User) may not use RentFlow if you operate in or are affiliated with the following industries:
Adult entertainment
Narcotics or controlled substances
Firearms, ammunition, or weapons
Stolen goods or counterfeit items
Unlicensed money services or cryptocurrency exchanges
You may not:
Falsify information
Use any RentFlow advance for personal or non-rent expenses
Misrepresent your business activity
RentFlow may only be used by business entities for bona fide commercial purposes. You may not use RentFlow, or any RentFlow advance, for personal, family, or household purposes under any circumstances.
Violations may result in termination of access, collections, and legal action.
13. Authorized Use Only
The RentFlow advance is restricted to rent payments to landlords. Any other use constitutes a breach of agreement.
14. Changes to This Agreement
We reserve the right to modify these Terms at any time. Material changes will be notified via email or your dashboard. Continued use constitutes acceptance of the revised Terms.
15. Limitation of Liability
We are not responsible for business losses, lease disputes, or indirect damages. Our total liability is limited to the amount of fees paid in the prior three months.
16. Governing Law
These Terms are governed by the laws of the State of Delaware. Except as provided below, all disputes shall be brought exclusively in the state or federal courts located in Delaware.
Notwithstanding the foregoing, RentFlow may, at its sole discretion, bring any action to enforce these Terms, recover amounts owed, or pursue the Personal Guarantee in any state or federal court having jurisdiction over the User, the Applicant business, or the Guarantor, and each of them expressly consents to personal jurisdiction in such courts for all enforcement actions.
In any action, proceeding, or effort to enforce these Terms, recover amounts owed, or address misuse, fraud, bad-faith conduct, or breach of this Agreement, whether pursued against the Applicant business, the User, or the Guarantor, RentFlow is entitled to recover from the User and/or Guarantor all reasonable attorneys’ fees, court costs, collection agency fees, and other enforcement-related expenses incurred by RentFlow. This obligation applies in addition to, and not in limitation of, the Guarantor’s obligations under the Personal Guarantee.
17. Dispute Resolution
In the event of a dispute between RentFlow and a User or landlord, the parties will first attempt to resolve the matter informally by contacting RentFlow support.
17.1 Arbitration for General Disputes
Except as provided in Section 17.2 below, any dispute, claim, or controversy arising out of or relating to these Terms, the RentFlow services, or any relationship between the parties (a “Dispute”) shall be resolved by binding arbitration in the State of Delaware. Arbitration shall be conducted in English and on an individual (non-class) basis. Each party shall bear its own legal fees and costs unless otherwise determined by the arbitrator or required by law.
17.2 Carve-Out for Collections, Enforcement, and Bad-Faith Conduct
Notwithstanding Section 17.1, RentFlow may, at its sole discretion, bring any action to collect amounts owed, enforce these Terms, enforce the Personal Guarantee, recover advances, pursue repayment of any outstanding balance, or address misuse, fraud, bad-faith conduct, or any other breach of this Agreement directly in any state or federal court having jurisdiction, as provided in Section 16.
Such actions are not subject to mandatory arbitration.
17.3 Equitable Relief
Nothing in this Section prevents either party from seeking temporary, preliminary, or permanent injunctive or equitable relief in a court of competent jurisdiction.
18. Change to Installment Schedule
You (the User) may request to change your rent installment schedule. Approval is subject to review of your repayment history and updated financial data. RentFlow reserves the right to accept, modify, or deny schedule changes at its sole discretion.
19. Closing Your Account
To close your RentFlow account, you (the User) must:
Repay all outstanding dues in full;
Cancel any active membership prior to the next billing cycle;
Submit a formal closure request via your dashboard or to our support team.
RentFlow reserves the right to close accounts with misuse, inactivity, or breach of terms.
20. Communication Consent
By using RentFlow, you consent to receive communications from us via phone, SMS, and email. These communications may include service updates, payment reminders, account-related alerts, and promotional content. You may opt out of promotional messages at any time by following the unsubscribe instructions provided, but operational messages are essential for continued use of our services.
21. SMS Terms of Service
By opting in to receive SMS messages from RentFlow, you agree to the following terms:
Program Name: RentFlow
Use Case: We use SMS messages to send verification code, account-related information (e.g., payment reminders, confirmations, and alerts) and promotional offers (if separately opted in).
Message Frequency: Message frequency varies depending on your account activity and preferences.
Cost Disclosure: Message and data rates may apply.
Customer Support: For support, contact us at support@therentflow.com
Opt-Out Instructions: You may opt out of SMS messages at any time by replying STOP. To get help, reply HELP.
Third-Party Sharing Disclaimer: We will not sell, rent, or share your SMS opt-in data or consent with any third party for marketing or unrelated purposes. SMS consent may be shared only with platform providers and vendors strictly for delivering messages on our behalf.
22. Disclaimer: Informational Tools
All financial or repayment tools and recommendations provided by RentFlow are for informational purposes only. They do not constitute legal, financial, or tax advice. You are solely responsible for your decisions and should consult with qualified professionals before making financial decisions. Use of these tools is at your own risk.
23. Referral Program
RentFlow offers at its sole discretion a referral program to its users (“Referral Program”). Under this program:
If a current user (“Referring User”) refers a new user (“Referred User”) to RentFlow, and the Referred User’s application is accepted by RentFlow, the Referring User will receive a waiver of one (1) month of subscription fees.
If the Referred User’s application is accepted by RentFlow on or before the last day of the calendar month during which the referral was made, the Referring User will receive a waiver of two (2) months of subscription fees instead of one (1) month.
Additionally, the Referred User will receive a waiver of one (1) month of subscription fees, applied to their first month of service with RentFlow.
To be eligible, both the Referring User and Referred User must comply with all applicable terms, including but not limited to eligibility and verification requirements.
RentFlow reserves the right to modify, suspend, or terminate the Referral Program at any time without prior notice.
24. RentFlow Revenue-Based Rent Terms & Conditions
24.1 Eligibility & Application
Users on a 2X or 4X payment plan with RentFlow may apply for revenue-based rent after completing three (3) consecutive months of timely payments.
Applications are reviewed and approved at the sole discretion of RentFlow.
Approval is not guaranteed and may depend on revenue history, repayment performance, and overall eligibility.
The revenue-based plan and any associated Rent Credit Line constitute commercial financing extended solely for business purposes to eligible business entities. By enrolling, you acknowledge that this is not consumer credit and is not intended for personal, family, or household use.
24.2 Subscription & Fees
Participation requires a subscription of $39.99 per month, plus a 1% transaction fee on all payments processed.
The first month is free. After the trial, standard fees apply unless the plan is cancelled.
24.3 Landlord Payments
RentFlow pays the user's landlord in full on the 1st of each month.
User repayments are collected via daily withdrawals as a fixed percentage of incoming business revenue.
While the revenue-based plan is active and RentFlow has advanced, committed to advance, or is responsible for advancing rent for a given month, the User agrees not to pay that same month’s rent directly to the landlord outside of RentFlow, except where expressly authorized in writing by RentFlow (for example, to cure arrears not covered by RentFlow). Any such direct payments shall not reduce the amounts owed to RentFlow unless RentFlow confirms otherwise in writing. Paying the landlord directly while reducing or withholding revenue routing to RentFlow constitutes a material breach and may be treated as bad-faith conduct under Section 24.13.
24.4 Revenue Account Requirements
The user must connect all business accounts where income is received. RentFlow uses this information to:
Calculate accurate withdrawal percentages
Ensure sustainable repayment amounts
Provide credit limits based on total revenue
The user must also select one primary revenue account through which all income is routed. Daily withdrawals are taken only from this account.
Failure to route all income into the designated account may cause under-collection, rapid credit line depletion, and suspension of service.
24.5 Rent Rate & Withdrawal Percentage
The user's daily withdrawal percentage is set by calculating their rent as a share of their average monthly revenue over the past 12 months (or the maximum data available).
Revenue may be adjusted to exclude abnormal fluctuations, outliers, or internal transfers to ensure fairness.
This percentage determines the user's daily revenue-based withdrawals.
RentFlow may review and adjust the user's percentage periodically based on their financial evolution.
Any changes will be communicated in advance and will apply starting the following month, not the current month.
24.6 Shortfalls & Rollovers
RentFlow performs a balance check on the user's designated revenue account based on incoming revenue from the prior business day.
If the calculated withdrawal amount cannot be fully collected at the time of the balance check, the gap is rolled over to the next day.
Rollovers continue daily until the shortfall is recovered, subject to Rent Credit Line availability.
24.7 Rent Credit Line
A Rent Credit Line is provided to cover landlord payments when withdrawals fall short.
If withdrawals are insufficient to cover rent, RentFlow will:
Draw the shortfall from the user's credit line, or
Require the user to pay the difference manually, or
Automatically charge the user's connected payment method on the 1st.
If payment fails, RentFlow cannot advance rent and the user will be responsible for paying their landlord directly.
24.8 Surplus & Deficit Balances
Surplus balance: Excess withdrawals above the rent advanced are applied to the User’s Rent Credit Line. If daily withdrawals during a billing period exceed the rent amount RentFlow advanced or any outstanding balance owed, such excess will be treated as early repayment of current or future RentFlow obligations, including upcoming rent advances. RentFlow may, at its discretion, apply such excess toward future rent advances or other outstanding obligations. Users may request a refund of part or all of any excess repayment amount, in which case the refunded amount will no longer be applied to the User’s Rent Credit Line or outstanding obligations. All refunds are issued at RentFlow’s discretion and do not constitute the holding of funds on the User’s behalf.
Deficit balance: Any shortfall is covered by the user's Rent Credit Line until the limit is reached.
24.9 Flexible Top-Ups
If the user's Rent Credit Line is insufficient, the user may top up manually to unlock RentFlow’s landlord payment.
24.10 Adjustments Over Time
Credit Line Limit: May increase or decrease based on repayment history, revenue performance, and overall creditworthiness.
Withdrawal Percentage: May be revised if the user's repayment ability changes. Any adjustment will be notified in advance and applied from the next month, not the current month.
24.11 Switching Plans
The user may request to switch back to a 2X or 4X payment plan at any time.
The switch will take effect the following month.
Before switching, the user must repay any outstanding balance owed to RentFlow under the revenue-based plan.
24.12 Tenant Obligations
The user is responsible for ensuring all income is routed correctly to the designated account.
Repeated failure to comply may result in immediate suspension of service.
RentFlow is not liable for missed landlord payments caused by tenant non-compliance with these obligations.
24.13 Misuse, Bad-Faith Conduct, Suspension & Collections
24.13.1 Minimum Revenue Routing Requirement
Upon switching to a revenue-based plan, the user must route a consistent and reasonable share of actual daily business revenue into the designated primary account. “Reasonable share” means a level equal to or exceeding the user’s average incoming revenue over the prior three (3) months, adjusted for normal seasonal fluctuations.
RentFlow may request additional verification (bank statements, POS reports, sales summaries) to confirm proper routing of business revenue. Failure to route sufficient revenue constitutes misuse of the plan and may result in immediate suspension.
24.13.2 Prohibited Conduct / Bad-Faith Behavior
The following behaviors constitute “bad-faith usage” of the revenue-based plan and are strictly prohibited:
(a) Under-routing, diverting, or withholding income by depositing revenue into unconnected accounts or immediately spending incoming deposits to prevent repayment withdrawals.
(b) Artificially reducing, delaying, or manipulating sales deposits to influence withdrawal amounts.
(c) Making statements, promises, or commitments regarding expected deposits, top-ups, or revenue routing that do not occur in practice.
(d) Failing to take reasonable corrective actions after RentFlow notifies the user of insufficient revenue routing or growing deficits.
(e) Consistently using the RentFlow Credit Line as a long-term debt vehicle, including carrying deficit balances month-over-month or relying on RentFlow advances without proportional repayment activity, or demonstrating a material, immediate, or unjustified deterioration in payment timeliness, repayment behavior, or revenue routing after switching from a 4X installment plan to a revenue-based plan. Such deterioration includes, but is not limited to, depositing less revenue, paying significantly less than under the previous 4X schedule, or rapidly maxing out the credit line month over month despite having previously met monthly rent obligations under installment terms.
(f) Any conduct indicating avoidance, obstruction, or intentional delay of repayment.
(g) Paying the landlord directly for rent or lease obligations for periods in which RentFlow has advanced, committed to advance, or is responsible for advancing rent, while at the same time reducing, diverting, or withholding business revenue that should be routed to RentFlow under the revenue-based plan.
RentFlow retains sole discretion to determine whether behavior constitutes bad-faith based on account activity, communication patterns, compliance history, or financial behavior.
24.13.3 Enhanced Withdrawal Measures
If RentFlow detects insufficient repayment activity, misuse, or risk elevation, RentFlow may immediately:
Increase the withdrawal percentage up to a maximum of 75%;
Require mandatory manual top-ups to stabilize the account;
Reduce, freeze, or lower the user’s credit limit;
Require connection of additional business accounts contributing to revenue.
These measures may be applied without prior notice if account behavior poses an elevated repayment risk.
24.13.4 Automatic Suspension & Withholding of Landlord Payments
RentFlow may suspend the revenue-based plan, withhold landlord payments, and decline further credit-line extensions if any of the following occur:
(a) The user’s debt balance remains materially above permitted thresholds, or remains at or near the maximum credit-line limit for more than 90 days;
(b) Revenue routing materially declines or falls below the required minimums without reasonable explanation;
(c) Any bad-faith behavior outlined in Section 24.13.2 occurs;
(d) The user does not make meaningful progress toward deficit reduction after RentFlow issues written requests for corrective action or after user ensures such action will be taken on their end.
During suspension, the user is fully responsible for paying their landlord directly.
24.13.5 De-Escalation to 2X/4X Plans (RentFlow Discretion)
If the user demonstrates willingness to reconcile their outstanding balance and cooperate in good faith, RentFlow may, at its sole discretion:
Transition the user back to a 2X or 4X installment plan,
Implement a structured collection plan to reduce the outstanding deficit,
Maintain suspension while allowing partial repayments toward reinstatement.
De-escalation is not guaranteed and depends on repayment history, cooperation, and overall financial situation and behavior.
24.13.6 Repayment Due Upon Suspension
If the user’s plan and/or account is suspended due to misuse, under-collection, or bad-faith behavior:
The entire outstanding balance becomes immediately due,
RentFlow may charge any connected payment methods to recover the balance,
RentFlow may require repayment before restoring eligibility for any RentFlow plan at its discretion.
24.13.7 Collections & Credit Bureau Reporting
At RentFlow’s sole discretion, and especially when signs of bad-faith behavior are detected, RentFlow may escalate to any or all of the following:
(a) Placement of the outstanding balance with internal or external collection agencies;
(b) Reporting delinquent behavior to business and/or consumer credit bureaus;
(c) Enforcement of any personal guarantee, security interest, or contractual remedy;
(d) Legal action to recover outstanding amounts.
These actions may occur without additional discretionary grace periods if account activity indicates misuse or intentional non-payment.
24.13.8 Good-Faith Requirement
The revenue-based plan is designed to accommodate legitimate cash-flow variability, not to provide long-term debt relief. Continued usage requires good-faith participation, including:
Honest communication with RentFlow;
Prompt responses to repayment and routing concerns;
Demonstrated effort to reduce deficit balances;
Providing requested financial documentation;
Routing revenue consistently as required.
Failure to uphold these obligations constitutes grounds for immediate termination and escalation under Sections 24.13.4–24.13.7.
24.13.9 No Obligation to Advance Future Rent
RentFlow retains full and sole discretion to decline advancing future rent for any upcoming month if account activity suggests elevated risk, under-collection, insufficient revenue routing, or signs of bad-faith behavior, even if exceptions or accommodations were previously granted.
24.13.10 Mandatory Repayment Plans & Escalation for Non-Cooperation
In addition, if RentFlow identifies the occurrence of any misuse, bad-faith conduct, under-collection, or failure to cooperate as outlined in Sections 24.13.1–24.13.9, RentFlow may require the User to enter into a repayment plan with specified deadlines and minimum payment amounts. RentFlow retains sole discretion to determine whether the proposed repayment plan is satisfactory.
If the User refuses to enter into such a repayment plan, proposes a plan that RentFlow deems insufficient, fails to meet any required payment by the specified deadline, or otherwise appears unwilling or unable to comply, RentFlow may, without further notice:
(a) Immediately suspend the User’s account;
(b) Declare the entire outstanding balance immediately due and payable;
(c) Initiate collection activity, internal or external; and/or
(d) Pursue legal enforcement, including under the Personal Guarantee, in any court of competent jurisdiction.
Failure to comply with a required repayment plan constitutes an independent ground for suspension, enforcement, and escalation under these Terms.
25. Administrative Access & Authorized Account Changes
You acknowledge and agree that RentFlow may, when reasonably necessary to operate your account, make updates or adjustments to your RentFlow settings on your behalf. This may include correcting or updating rent amounts, landlord information, payment methods, installment schedules, or other account details.
RentFlow will make such changes only when at least one of the following applies:
You request or authorize the change (verbally, in writing, or through any communication with RentFlow);
You provide updated information and fail to complete the change yourself; or
The change is necessary to ensure accurate processing, prevent payment failures, or maintain plan compliance.
You remain responsible for reviewing your account information and notifying RentFlow of any errors. RentFlow may maintain internal records of administrative updates for compliance and audit purposes.
